Use this checklist to plan your bathroom renovation from start to finish. Based on our experience completing over 1,500 projects across Pennsylvania and New Jersey.
1Planning & Budget
Set your total budget range (include 15-20% contingency)
Tip: Average bathroom remodel in PA costs $15,000-$35,000 depending on scope. A basic refresh starts around $8,000.
Decide on scope: cosmetic refresh, standard remodel, or full gut renovation
Tip: A cosmetic refresh (paint, fixtures, accessories) costs 70% less than a full gut. Know which level you need.
Assess your current plumbing — will fixture locations change?
Tip: Moving a toilet or shower drain adds $1,500-$3,000 in plumbing costs. Keeping fixtures in place saves significantly.
2Design & Fixtures
Choose your shower/tub configuration (tub, walk-in shower, tub/shower combo)
Tip: Walk-in showers are trending but keep at least one tub in the home for resale value if you have families as potential buyers.
Select vanity style and size (single vs. double, floating vs. floor-mounted)
Tip: Floating vanities make small bathrooms feel larger and are easier to clean under. Budget $400-$2,500 per vanity.
Pick tile for floors and walls (porcelain, ceramic, natural stone)
Tip: Porcelain tile is the best value: waterproof, durable, and available in stone-look designs at 1/3 the price of real stone.
Choose faucets, showerhead, and hardware finish (brushed nickel, matte black, chrome)
Tip: Pick ONE finish for all hardware and fixtures. Mixing finishes looks intentional only when done by a designer.
3Contractor & Waterproofing
Get 3+ detailed written estimates from licensed contractors
Tip: Verify PA HIC license at attorneygeneral.gov or NJ HIC at njconsumeraffairs.gov.
Confirm waterproofing method for shower area (membrane, pan liner, or sheet system)
Tip: Proper waterproofing is the single most important step. Ask contractors specifically how they waterproof — vague answers are a red flag.
Review and sign a detailed contract (scope, timeline, payment schedule, warranty)
Tip: Never pay more than 30% upfront. Payments should be tied to completed milestones.
Confirm permit requirements with your local building department
Tip: Most bathroom remodels in PA need permits for plumbing changes, electrical work, and structural modifications.
4Preparation & Completion
Identify an alternative bathroom for family use during renovation
Tip: A typical bathroom remodel takes 2-4 weeks. Plan access to another bathroom for the duration.
Schedule final walkthrough and create a punch list
Tip: Check: grout lines straight, caulk clean, fixtures level, no tile chips, hot/cold correct, drain speed acceptable, fan works. Write everything down.
