Use this checklist to plan your home addition from zoning through completion. Based on our experience completing over 1,500 projects across Pennsylvania and New Jersey.
1Zoning & Feasibility
Check zoning regulations for your property (setbacks, height limits, lot coverage)
Tip: Contact your municipal zoning office before spending money on plans. Some lots can't support additions due to setback requirements.
Verify your property survey is current and accurate
Tip: An outdated survey can cause major problems during permitting. If yours is 10+ years old, get a new one ($300-$600).
Determine if you need a zoning variance or special exception
Tip: Variance hearings in PA can take 2-3 months. If needed, factor this into your timeline from the start.
2Design & Architecture
Hire an architect or design-build firm for plans
Tip: Stamped architectural plans are required for building permits. Budget $3,000-$8,000 for a two-story addition design.
Decide on addition type (bump-out, single-story, two-story, second-story)
Tip: Second-story additions use your existing footprint but cost more per sq ft due to structural reinforcement needs.
Ensure the addition matches your home's architectural style
Tip: Matching roofline, siding, and window style is critical for curb appeal and resale. Mismatched additions reduce home value.
Plan for HVAC, electrical, and plumbing integration
Tip: Your existing HVAC system may not handle the added square footage. A dedicated mini-split or zone addition is often more efficient.
3Permits & Contractor
Get 3+ detailed written estimates from licensed general contractors
Tip: Home additions are complex — choose a contractor experienced specifically with additions, not just remodeling.
Apply for building permits (building, electrical, plumbing, mechanical)
Tip: PA permit timelines vary by municipality: 2-6 weeks is typical. Your contractor should handle this but you should understand the process.
Review and sign a detailed contract with your contractor
Tip: The contract should specify: total cost, payment schedule tied to milestones, start/end dates, change order process, and warranty terms.
Verify contractor's liability insurance and workers' compensation coverage
Tip: Ask for a Certificate of Insurance naming you as additionally insured. If a worker is injured on your property without coverage, you could be liable.
4Construction & Completion
Prepare your home for construction (protect floors, seal dust barriers)
Tip: Your contractor should install dust barriers with ZipWall poles between the addition and living space. Expect some disruption regardless.
Monitor construction progress and attend scheduled inspections
Tip: PA requires inspections at foundation, framing, rough-in (electrical/plumbing), insulation, and final. Your contractor schedules these.
Complete final walkthrough with detailed punch list
Tip: Check everything: doors close properly, windows lock, outlets work, paint touchups needed, exterior grading slopes away from foundation. Document with photos.
